Deal for $34,000,000

“On February 2nd we completed a great deal that broke the Prime record for the amount sold for the third time in 5 months.

I think this is a great example of quality work and thinking of a broker. Moreover, a whole tandem of agents participated in the transaction, and I definitely see the whole of 2022 inside Prime, a year of increasing the share of transactions where brokers jointly lead clients and increase the chances of success.

Now to the deal.
After seeing a couple of faded and unimpressive villas with an old client, we went to see the new villas that were recently brought to the market as a result of the redevelopment. We looked at three options, one of which is a diamond - a villa made with incredible taste and in the best location.

I remember how I told my senior colleague that it is worth investing in the villa market on Palma, the redevelopment period can be sustained in the region of a year, and the marginality is not worse than in Moscow. In confirmation of the words, I made a prediction that this villa will not stand idle even for a month.
I made a video of the villa for stories and, already in a taxi on the way home, I thought about how cool it is and to whom it can be offered.

I recalled a client who bought very solid properties with us a couple of months ago, who appreciates beauty and has a good sense of taste, and wrote to him: “I saw one villa yesterday, just a masterpiece, let's see?” To which the answer was: "Of course."

I uploaded those same stories to the client on WhatsApp and a day later I received an answer: “Impressive, nothing to say, I’ll be in the New Year, we’ll look at it.”
My role as an initiator came to an end, our most productive broker of 2022, Nika, joined the deal and took the situation into her gentle but strong hands. Further, events unfolded like in a New Year's fairy tale: on December 31, viewing and offer, intraday trading and an agreement on a deposit on January 2.

Ahead of us were waiting for interesting nuances of the transaction and payments, where Nika, having connected all the resources of the company, found, together with her colleagues, effective solutions to all emerging questions and difficulties.

In conclusion, the icing on the cake was that we were able to complete all the formalities before the buyer's birthday and already in this villa there was a magnificent celebration with fireworks, music and rivers of noble drinks.

This was far from the first deal in my brokerage career, when the buyer did not leave any application for selection, everything was fine with him, but understanding the needs of the client, feeling the context well and acting boldly in the interests and for the benefit of the client, my colleagues and I made landmarks for the transaction market and all its participants were satisfied.
